      The project involved the letting of small suites of offices from as little as 100 sq ft up to whole floors of 5,000 sq ft and was Nick's introduction to the City offices leasing market! The rentals achieved of £45.00 to £47.50 per sq ft enabled Norwich Union to book a sizeable profit on its purchase. The relationship forged with Norwich Union led to Nick being instructed to handle circa 180,000 sq ft subsequent disposals.

      Nick completed the City's largest single letting in 1999 with the 195,000 sq ft disposal of Millennium Bridge House to financial services group, Old Mutual plc. With finished floor heights of 2.54m (8'4") and average floor sizes of 43,000 sq ft each, this 1980's designed building provided a difficult leasing challenge that was met successfully by Nick.

      Using his intimate knowledge of the market, Nick identified that Mellon Bank had agreed a 5 year option on floorspace earmarked for its own expansion in Times Square and was thus able to negotiate the acquisition of 11,000 sq ft for Openwork (and a similar amount for IDOX plc) at a headline rent that reflected a discount of 62.5% from the landlord's asking rent.

      The 84,000 sq ft acquisition from Citibank under four separate leases afforded SunGard the flexibility it required to draw down and exit space on a phased basis to match the intended exit of various sites in London and abroad. The transaction resulted in Nick being recognised for closing GVA Worldwide's largest international deal in 2006.
